Repairs can be reported either by telephoning, visiting the office during office hours, or by emailing.

For emergency repairs outside of office hours

Repairs tenants are responsible for:

  • Bath or sink plugs

  • Broken glass in windows – Unless resulting from criminal damage

  • Catches and locks

  • Curtain rails and battens

  • Decorating – Unless remedial or damaged while a repair is being carried out

  • Door bells – if not electronically wired.

  • Draft excluders

  • Fences – TMO makes safe only dangerous fences/gates

  • Floor tiles

  • Inside doors – Unless it is the kitchen door

  • Light bulbs and starters – Including fluorescent bulbs for kitchens

  • Lost keys

  • Small cracks in plaster

  • Toilet seats – Unless disabled seats

  • TV aerials/SKY dish

  • Washing lines and pulleys

  • Washing-machine connections

Leaseholders are responsible for:

You’re responsible for repairs to your property, including but not limited to:

  • internal walls, doors, cupboards, locks and fittings

  • kitchens and bathrooms

  • all floors (including floor coverings), ceilings, plastering and decorations

  • installations for water, electricity and gas (including electric wiring, sockets. light fittings, plumbing, water pipes that serve your property alone)

  • electric plugs, fuses and light bulbs

  • broken glass inside your home

  • gardens (including gates, fences, trees and window boxes and keeping these tidy and clean)

  • Locks

  • Leaks

  • Blockages
